Hudson Yards, Manhattan, NY

About Hudson Yards, Manhattan

Hudson Yards is officially the name of the largest private development in US history - a whopping 28-acre site with multiple skyscrapers rising above active rail yards. More commonly, “Hudson Yards” refers to the neighborhood that is forming as new residential/office/retail towers open within the mega-development.

With 15+ brand-new high-rises coming to the area, Hudson Yards is rapidly becoming Manhattan’s newest, biggest, and most expensive neighborhood. Ultimately, Hudson Yards will boast at least 3.4K residential units, offices, hotels, stores, parks, and a public school.

The History of Hudson Yards

As a burgeoning neighborhood, Hudson Yards’ history is brief but unique. Following several decades of planning and multiple proposals, a 2005 rezoning and approved IRT Flushing Line extension to the area facilitated the start of the Hudson Yards redevelopment project. Construction kicked off in 2012 with the first high-rise at 10 Hudson Yards (opened 2016). Since groundbreaking, several skyline-altering towers have risen above MTA’s rail yards, bringing thousands of new residents and employees to the area. While Hudson Yards officially opened in March 2019, construction is still underway today, expected to finish around 2025.

Hudson Yards Demographics

Residents here are wealthy and well-educated, with a share of 25-44 year olds that is higher than the rest of New York. Many work in well-paid management occupations. These demographics are likely to remain unchanged as even more luxury housing opens in the neighborhood.

Transportation in Hudson Yards

Hudson Yards is saturated with transit options, including a new subway station on the IRT Flushing Line (western end for 7 local and express services). Hudson Yards is within walking distance of Penn Station and the Midtown/W. 39th St. ferry terminal, and several bus lines and Citi Bike stations make local trips a breeze.

Housing in Hudson Yards

Hudson Yards offers both for-purchase and for-lease units, most found in soaring skyscrapers (up to nearly 100 stories tall) awash in resident amenities like pools, theaters, bowling alleys, and gyms. As expected, prices for these new homes run high, with rents often starting around $4-5K/month and recent sales reaching anywhere from $1.8M to $15M.

Neighborhood Life in Hudson Yards

Hudson Yards is still in the midst of its transition into NYC’s newest neighborhood, so major construction is part of everyday life here. Nevertheless, Hudson Yards is already flush with thousands of apartments and condos, restaurants owned by legendary chefs, high-end boutiques and luxury department stores, and quality open space and cultural centers that often host community events. The megaproject includes an almost unheard of amount of new office space here, so locals can expect to see more 9-to-5ers in the future. And with more hotels planned in and around the area, Hudson Yards’ role as a waterfront tourist destination is likely to become even more pronounced down the line.

Hudson Yards Real Estate Trends

Hudson Yards’ real estate is some of NYC’s most expensive, with an areawide average sales price of \$5.6M and an average asking rent of \$4.4K. While it’s likely that the area will generally only increase in value in the future, the already exorbitantly high prices should not swell as drastically as other neighborhoods in NYC.
